The Pennsylvania Mechanics’ Lien Law and its New Amendments: An Owner’s Perspective

In this Lunch & Learn session, Lane and Allie will explore the new Pennsylvania Mechanics’ Lien Law Amendments and how owners can utilize the Amendments – and other lien law provisions - to reduce exposure on projects. As most members of the construction industry know, the Lien Law permits contractors and subcontractors to secure payment by filing a mechanics’ lien on the subject property. Because the owner is often not aware of all those performing work on the property, the Lien Law contains many strict filing requirements that serve to protect owners’ rights. The Amendments to the Lien Law add another notice requirement for subcontractors on Pennsylvania projects in excess of $1.5 million. These Amendments and other lien law provisions will be discussed along with anecdotal examples in this interactive session.
